Below is a list of minimum requirements and qualifications the management utilizes to determine the eligibility of each applicant. The information below is provided to give an understanding of the qualifying procedure. All of the items below are necessary to ensure the proper review of the application package. Please read carefully! If you do not meet all of these qualifications, you must have a co-signer who meets each of them submit an application and pay a $60.00 application fee.

  1. Application: Any person living at the residence who is 18 or over MUST complete an application, pay an application fee of $60.00 (This is NON-REFUNDABLE!), and be on the lease. (Please make all checks or money orders payable to ARIA Real Estate Group.)
  2. Rental History: Positive rental or mortgage payment history for one (1) year is required. No evictions in the last five years. You may pay a double deposit if you don’t meet this one requirement.
  3. Criminal Background Check: A criminal background check will be done on each applicant. Record of any felony or violent criminal within the past ten years will be grounds for denial.
  4. Employment History: 12 months’ employment/verifiable income (can be more than one job if there are less than 30 days in between).
  5. Income Requirements/Verification: Household gross verifiable income MUST be three times the monthly rent amount. This can be a combined income with anyone 18 & over living in a household. Proof of income can be provided as your most recent pay stubs, tax returns, and any recurring income for child support, alimony, retirement, etc., will require a document stating the recurring dollar amount and frequency issued by the organization, entity or governing body. Bank statements will not be accepted as proof of income. Your Leasing Professional will assist with any questions regarding acceptable documents.
  6. Security Deposit: Equivalent to one (1) month’s rent and must be paid in certified funds only (Money Orders or Cashier’s Check ONLY) and will be made out to ARIA Real Estate Group.
  7. Pet Policy: All pets are subject to approval. Each pet (after approval) requires a $300 non-refundable pet fee and an additional $25.00 per month for pet rent. Additional pet fees may be paid out monthly with approval.
  8. Lease Terms: Lease Terms vary. Please discuss your desired lease term with your Leasing Professional.
  9. Renters Insurance: Proof of Renters Insurance with a minimum of $300,000 personal liability and ARIA Real Estate Group listed as an additional insured is required by a landlord from Tenants for their own insurance to cover Tenant’s personal property and liability, as Owner shall only carry insurance on the dwelling. This must be provided no later than the date of move-in/possession.
  10. Utilities: You are responsible for all utilities. Current account numbers and proof of service MUST be provided before move-in.
